Situated in a pleasant neighbourhood just by the leafy canalsides of Little Venice (well worth googling), the flat is bright and airy with double-glazed windows. The living room is spacious and has a large dining table. There is a separate kitchen (with washer/dryer) which opens onto a large balcony overlooking a communal garden area. The bathroom has a full-sized bath plus mixer shower and there is a separate toilet. The flat is centrally heated throughout. The communal areas are tiled/laminate floored. We have BT TV+Broadband and a fortnightly cleaner for the communal parts of the flat.

The new occupant will be sharing with two others: a very friendly female lodger and also a laid back, outgoing and considerate male professional owner who has been flatsharing for many years. The room would suit a strictly non-smoking, independent young professional/mature student (mid-20s to early 30s) who will be tidy, considerate and sociable. No pets or couples sorry.

The flat is located in the heart of Little Venice which sits between Warwick Avenue, Paddington and Royal Oak Tube stops. Also nearby are all the shops and amenities of Paddington Basin, Bayswater, Maida Vale and Little Venice. Hyde Park is around a 20 minute walk away and there is also a route to Regents' Park along the nearby canals. The No. 18 bus (to London Euston) also has a stop at the end of the road and the West End is within easy reach by tube.

Suitable references are required (former landlord + employer/university) & one month's rent and deposit to be paid in advance. Please note that bills cost EXTRA and are NOT included in the rental price (eg: BT Vision + Broadband, Gas, Electricity, Council Tax, Water & Cleaner). They are all shared equally 3-ways and will cost you individually around 115 extra PCM.

If you have a bicycle, secure storage may be available on our groundfloor. There are also public bikes stationed nearby Warwick Ave tube.
